Getting started

What happens after I submit the consultation form?

A real person reads it, not an autoresponder queue. We review what you sent, and reach out to talk through your project and set up next steps. If your project isn't something we're the right fit for, we'll tell you that plainly instead of stringing you along.

Will you actually call me back?

Yes. It's the core of how this company runs: you reach real people, and if we miss you, we call back. If we ever fall short of that, say so, it gets fixed.

I'm not sure what I want yet. Is it too early to talk?

It's exactly the right time. Feasibility conversations before design money is spent are the cheapest, most useful conversations in any project. 'This house doesn't work for us anymore' is a complete opening statement.

Do you charge for the first conversation?

Ask us when you reach out and we'll tell you plainly how the process works for your project type before anything is scheduled. No surprises is the operating principle.

Who will actually manage my project?

The people who plan your project are accountable for building it, you'll know exactly who is responsible for your job and how to reach them. No disappearing act after the contract is signed.

How does communication work during a project?

You'll know what's happening, what's next, and who to call. Regular updates during construction, and questions answered while the project is underway, not after. Communication isn't a courtesy here; it's part of the product.

What happens if something goes wrong mid-project?

We tell you, early, plainly, and with options. Construction in real houses produces surprises; what separates contractors is whether surprises become documented decisions or invoice ambushes. Ours become decisions you make with full information.

What if I change my mind about something mid-project?

Changes get explained before they happen: what it affects, what it costs, and what it does to the schedule, in writing. You approve changes; they don't just show up.

Do you stand behind your work after completion?

Yes, we stand behind the work we perform, and the walkthrough and punch list aren't the last time we'll take your call. Ask us how follow-up works when we talk through your project.

Planning & permits

Do I need a permit for my project?

Most substantive renovation work requires a building permit and inspections; requirements vary by town and scope. We coordinate permits with your local building department as part of the project, and we don't do the 'skip the permit' conversation.

How long will my project take?

Honest answer: it depends on scope, town, and decisions, too much for a one-size number. What you'll get from us is a realistic schedule before you sign, and clear communication when anything shifts. Distrust anyone who quotes a timeline before seeing your house.

What decisions will I need to make, and when?

Every project gets its decisions laid out in order, selections that affect ordering come early; finish details come later. You'll always know which decision is next and when it's actually needed, so nothing gets chosen in a panic.

Can you work in older homes?

It's most of what this region is made of, antique colonials, capes, ranches with layers of history in the walls. We plan for what older houses reveal instead of being surprised by it.

Budget & scope

Why won't you list prices on the website?

Because honest prices don't exist without seeing the property, and dishonest ones don't help you. What we publish instead: the factors that actually drive cost for each project type, so you can reason about your own project before we ever talk.

Do I have to tell you my budget?

You don't have to, but a comfortable range helps us design to it instead of presenting something you'll shrink later. 'Comfortable around X, stretched at Y' is plenty. A contractor who responds to your range with pressure instead of options is auditioning for a role they shouldn't get.

What's an allowance, and why do bids differ so much?

An allowance is a placeholder for something not yet selected, 'cabinets: $X allowance' means the final price depends on your choice. Bids differ because scopes differ: one includes appliances and site restoration, another quietly doesn't. Compare scopes line by line, not bottom lines.

Should I have a contingency?

Yes, especially in older homes, where opened walls tell stories. A reserve isn't pessimism; it's what turns a discovery into a decision instead of a crisis.

ADU questions

Can I build an ADU on my property?

In most Massachusetts single-family districts, one ADU is now allowed by right, within size and other limits, but feasibility is property-by-property: septic capacity, lot constraints, and structure condition decide the real answer. Our site review exists to give you that answer before design money gets spent.

What's the maximum ADU size in Massachusetts?

A protected ADU can't exceed half your home's gross floor area or 900 square feet, whichever is smaller. Details and sources are in our Massachusetts ADU Planning Guide.

Which ADU type is right for me?

It depends on your lot, structures, and who the unit is for. Attached units keep family close; detached units maximize independence; garage and basement conversions leverage structure you already own. Our five-minute ADU questionnaire is a good first pass, and the site review settles it.

Can I rent my ADU?

Towns can't prohibit long-term rental of a protected ADU, but short-term rental rules vary by town. We build units that meet dwelling standards so the option exists where permitted, but we don't make rental-income promises, and you should be wary of anyone who does.
